What should you ask a landlord or letting agent?


There are a number of questions you should ask a landlord or letting agent in relation to the proposed property and tenancy arrangements.

Below are a number of questions that are worth asking:-

  • Ask to see the 'Gas Safety Certificate' it is the duty of a landlord or letting agent to produce this.
  • Ask to see the 'Energy Performance Certificate' this information will show you how energy efficient the property will be and how much it will cost to heat.
  • Ask about the property's electrical system. When were they last checked, have there been any issues?
  • Ask if the property is covered by 'Landlords Insurance'.
  • Ask the landlord or letting agent how they can be contacted in case of an emergency or how to report repairs.
  • Ask about the costs? How much is the rent? Does the landlord or letting agent require a deposit? Are there any administrative costs?
  • If a deposit is required will the landlord or letting agent accept The Wallich Bond Scheme?
  • If a deposit is required, ask about what Tenancy Deposit Protection Scheme is used?
  • How long is the property going to be available for? Is the landlord or letting agent looking for a short or long term tenant?
